Kathleen Beardsley Interiors is focused on creating spaces tailored to each individual client’s needs. I bring both modern and traditional elements together to create a unique and timeless look. My portfolio includes projects ranging from new builds to more traditional homes, and I have the ability to work within any budget. Whether it’s a complete renovation or just a simple refresh, I have the expertise to make sure the project is completed with attention to detail and quality.

Milhaven Manor
A home should be reflective of its family, both who they are and how they live. The redesigned Milhaven Manor will embody an Old-World aesthetic that is updated to accommodate the lifestyle and needs of a modern, active family. The home’s existing layout will be redesigned and transformed into a more open, light-filled floor plan with excellent flow and flexible use of spaces. The kitchen, previously closed off from the rest of the home, will be opened, enlarged, and completely re-imagined with a functional layout and modern conveniences. The materials, furnishings, and color palette used throughout the home will evoke the understated luxury reminiscent of old European homes, yet the home will be firmly grounded in the 21st century in terms of fixtures and functionality. The design inspiration for Milhaven Manor is the German immigrant family that will make it their home. The juxtaposition of old and new mirrors this family’s migration from Germany to America.

Cato-Ricco Renovation
David Cato and his partner currently live in a charming home that was first built in 1939. The home is currently 5,120 square feet with plenty of room for guests and entertaining. Despite the home’s large size, the kitchen is too small and cramped for multiple people to use at a time. They have a small butler’s kitchen that they are wanting to expand into the current covered carport area. Mr. Cato is an entertainer and hosts large gatherings multiple times a year. He would like a built-in bar area that is somewhat separate from the kitchen, a large island (at least 8 feet) for seating purposes only, full-length cabinetry, and built-in appliances. The new kitchen will be where the covered carport currently sits. The kitchen will remain at a lower level because Mr. Cato wishes to keep the original character of the carport ceiling. The bar will be situated where the kitchen currently is located. He wishes to keep his current appliances and move them to the new kitchen since they are high quality. His home is currently in a Victorian style with contemporary touches, so keeping a historical, light and airy feeling in the new kitchen is very important, which is why one wall of the kitchen will be dedicated to keeping the character of the original carport.

Solar Study Model
Lighting is an important part of creating a successful interior design. This involves studying how light affects a space at different times of the day, such as reflections, brightness, contrast, and color tone. Through light study, one can see how natural light interacts with a space and how artificial lighting can be used to create the desired atmosphere. Understanding how light affects a space can help to create a comfortable, inviting, and aesthetically pleasing environment. By exploring the effects of light in a space, one can make better decisions about the type of lighting needed and how best to use it.

Miami Condo Renovation
and Lighting Study
Mrs. Gottman has proven that age is just a number and her independence remains strong despite her age. The loss of her husband has not deterred her spirit, and she plans to continue living independently as she has done for the past 7 years. Moving from a 10,000 Sq. Ft. mansion to a luxurious 2,900 Sq. Ft. high-rise condo in the heart of Miami Beach situated between the bay and the beach.
She cherishes her relationships with her children and grandchildren so having space to entertain and for them to stay is a must. The condo has been tastefully decorated with her high-end artworks, ensuring she can still enjoy the same style of living that she was previously accustomed to. Having lights that accentuate the pieces is a must.

Microhouse
While many are familiar with the tiny house, the micro house take them to the extreme. For this project we were tasked with designing a functional house with only a 12 foot by 15 foot footprint. We were allowed to have a loft space, but it could not cover the entirety of the floor. It was difficult to incorporate a kitchen, full bathroom, living room, dining area, bedroom, and storage into such a small space while still feeling open. I utilized convertible and hidden furniture to capitalize on space. The palette is based on mid-century designs with a minty aqua, rich walnut wood, light oak, and stainless steel used throughout. The finished house is inviting and creative, just like those who would live in the space.

Florida Beach Condo Renovation
Mr. and Mrs. Smith are a South Carolina couple who are retiring and moving to Siesta Key, an island paradise just off the coast of Sarasota, Florida. The island is a long-time family vacation destination, and the couple now want to make it their permanent home. They have purchased a two-bedroom, third-story condominium on Crescent Beach. They want their new home to reflect the serene beauty of the surrounding seascape and landscape, but they do not want the condo to look like a run-of-the-mill beach house. They envision a space with bright tropical colors, indoor/outdoor fabric, and seashells on every surface. As Mrs. Smith states, “When I look around my new home, I want it to make me feel the same sense of joy and peace that I feel when I am out on the beach.” They want a classic design that will stand the test of time. They are not trend-chasers and do not care about what is currently “in style.” They want comfort and beauty as well as practicality. The design will transform the standard unit into the home of their dreams by capturing the soothing essence of Siesta Key.
